Dechert Represented Nuveen in the Largest C-PACE Loan in History

Dechert represented Nuveen Green Capital (NGC), a lender specializing in sustainable commercial real estate financing, in closing the largest C-PACE (Commercial Property Assessed Clean Energy) loan in history at US$465 million for The Geneva, a landmark office-to-residential conversion, in Washington, D.C.

This transaction demonstrates C-PACE's emergence as a mainstream capital solution. By combining C-PACE’s flexible low-cost financing with D.C.'s office-to-residential tax abatement, C-PACE delivered significant cost advantages over conventional financing structures and unlocked a complex conversion spanning 604,000 square feet that adds 532 housing units to the nation's capital.
