Nitya Kumar Goyal focuses her practice in the area of commercial real estate finance. She represents banks, insurance companies, institutional lenders and private equity investors in mortgage and mezzanine loan origination secured by a wide variety of commercial real estate properties, including office buildings, industrial, multifamily, hotels and retail properties, as well as loan participations, syndications and other co-lender arrangements.
Ms. Kumar Goyal is recognized by The Legal 500 US as a next generation lawyer in real estate finance and is currently ranked by Chambers USA for real estate finance in Pennsylvania. Ms. Kumar Goyal has also been included in The CRE Finance Council’s 20 Under 40 Class of 2025. Ms. Kumar Goyal was also honored as a 2025 Rising Star by Law360. She was also named a “Diversity & Inclusion: Future Leader” in the Chambers Diversity & Inclusion Awards for North America 2022 and as an "Asian Leader Worth Watching" in Profiles in Diversity Journal's Q2 2022 edition. She was also named a finalist for “Rising Star in Finance” by Euromoney in its Americas Women in Business Law Awards 2022 and 2023.
Prior to joining Dechert, Ms. Kumar Goyal worked as an associate in the real estate practice group of another international law firm where she represented private equity funds in commercial real estate acquisitions, dispositions, and mortgage and mezzanine financings for single assets as well as hotel and office building portfolios.
- Blue Owl Real Estate Debt Advisors LLC, as the risk retention holder in 24 CMBS transactions in 2025.
- Bank of America, N.A. and German American Capital Corporation, as lenders, in connection with the origination of a US$1.58 billion mortgage loan to subsidiaries of Strategic Hotel secured by 9 luxury full-service hotels and resorts in 5 states and Washington, D.C. which will be securitized in a standalone securitization.
- Citi Real Estate Funding Inc., Bank of America, N.A., Morgan Stanley Mortgage Capital Holdings LLC, Bank of Montreal, Royal Bank of Canada and UBS AG New York Branch, as lenders, in connection with the origination of a US$1.16 billion SASB and conduit mortgage loan to subsidiaries of RMR, secured by the borrower’s fee interests (and one leasehold interest) in 101 Industrial properties across 30 states.
- Morgan Stanley Bank, N.A., Societe Generale and JPMorgan Chase, as mortgage lenders, in connection with a US$1 billion balance sheet mortgage loan secured by the borrower's interest in 125 light industrial properties across 11 states.
- Morgan Stanley Bank, N.A., Bank of America, N.A., Barclays Capital Real Estate Inc., Goldman Sachs Bank USA and JPMorgan Chase Bank, National Association, as lender, in connection with the origination of a US$860 million mortgage loan secured by the borrowers’ interests in 44 industrial properties located across 10 states in a SASB transaction with Blackstone, as borrower.
- Citigroup Global Markets Realty Corp., with Royal Bank of Canada and Santander Bank, as mortgage lender, in connection with the origination of a US$615 million mortgage loan to subsidiaries of Blackstone Inc. secured by 24 hotels in 8 states and Washington, D.C., which was securitized in a standalone securitization.
- German American Capital Corporation and Citi Real Estate Funding Inc., as lenders, in connection with the origination of a US$360 million SASB mortgage loan to subsidiaries of Brookfield Corporation secured by the Willowbrook Mall.
- Barclays Capital Real Estate Inc., as mortgage lender, in connection with a US$290 million single asset single borrower transaction secured by the TWA Hotel.
