Dechert advises Crédit Agricole CIB in the acquisition financing of mixed-use residential hotels in Toulouse and Paris

Dechert advised Crédit Agricole CIB in connection with the financing of The Student Hotel's acquisition of two new turnkey development and renovation projects located in Paris and Toulouse, for a total of approximately €88 million. Crédit Agricole CIB financed all projects through an innovative "ESG" (Environmental, Social Governance) financing structure combining the characteristics of a green loan and sustainable financing. This arrangement is being applied for the first time to a structured credit line in the real estate investment sector in Europe.

After opening a first site in France in Paris-La-Défense in 2015, The Student Hotel will open its second Parisian hotel with 300 rooms and student residences in the 19th arrondissement in March 2022. The overall cost of the project is estimated at around €65 million.

In the heart of Toulouse, the extension and renovation of an old 12,000 m2 barracks, upon which work has already begun, will in July 2021 accommodate students and travellers in a mixed-use hotel complex composed of 354 luxury rooms, design communal areas, rooftop pool and 360 degree views of the city.

These acquisitions, which are essential to The Student Hotel's environmental and social strategy, enable Crédit Agricole CIB to add mixed-use hotels in Toulouse and Paris to its real estate portfolio.
